Homes around Eglin's main area

Eglin is the largest installation in this part of the coast, and the drive to work depends entirely on which side of it you live on: Niceville and the eastern towns, Fort Walton Beach to the south, or further inland toward Crestview. Tell us where you'll be working and how far you're willing to drive, and the shortlist writes itself.

What living around Eglin is like

The base is big enough that 'near Eglin' means different things to different people. Most families trade the commute against what they want from the water and the schools, and there's no single right answer: it comes down to which gate you'll use and how often you'll use it.

  • Work out your gate first: the east side points you toward Niceville and the towns beside it, the south side toward Fort Walton Beach.
  • Buyers working the main base tend to weigh schools and lot size first, and the towns around it reflect that.
  • The inland side, Crestview included, offers newer homes and larger lots, at the cost of a longer drive to the coast.

Homes near Eglin AFB: comparing the towns, gates and commutes

5 min read · By Derrick & Emily Sumner

Shopping for homes near Eglin AFB starts with a map, not a listing. The base covers a huge stretch of Okaloosa County, and the towns around it sit on different sides of the fence. When you PCS to Eglin, we match a gate to a neighborhood first, so the house hunt that follows is shorter and the daily drive holds no surprises.

Start with the Eglin gate you'll use

Eglin has two gates open around the clock, and they sit on opposite sides of the main base. The West Gate is just off State Road 85, which locals call Eglin Parkway, and it is the closest gate to Fort Walton Beach and Shalimar. The East Gate is on the Valparaiso side, off State Road 397, which puts Valparaiso and Niceville within a few miles of it. The North Gate and the ACC Gate open only on weekdays, for two hours in the morning and two in the late afternoon, so they can help a commute but shouldn't be your only plan.

Before we look at a single house, we ask where your unit or office sits on base and what time you'll report. A home ten minutes from the East Gate can still be a long drive to a building on the west side, and morning traffic on SR 85 through Shalimar behaves very differently from midday.

Niceville, Valparaiso and Bluewater Bay on the east side

Valparaiso grew up beside the base. Eglin itself began in 1935 as the Valparaiso Bombing and Gunnery Base, and today the town's streets run down to Boggy Bayou. Lincoln Park on North Bayshore Drive has a swimming area with docks, a picnic area and a 24-hour boat ramp, and it hosts the city's Fourth of July celebration.

Niceville sits next door, between Choctawhatchee Bay to the south and the Eglin reservation to the north. Turkey Creek Park is the local spot for a paddle or a walk, with an elevated boardwalk that runs more than 6,100 feet along the spring-fed creek. Northwest Florida State College has its main campus on College Boulevard, and the Okaloosa County School District offices are on SR 85 in Niceville too.

East of town, Bluewater Bay is a master-planned community on Choctawhatchee Bay with an 18-hole golf course, a bayfront marina, three pools, a tennis center and miles of walking paths. Owners there pay an annual assessment that funds the community's upkeep, so factor it into the monthly budget. The Mid-Bay Bridge, a 3.6-mile toll bridge built in 1993, puts Destin and Miramar Beach within easy reach on the weekend.

Fort Walton Beach and Shalimar on the south side

From downtown Fort Walton Beach, SR 85 runs north as Eglin Parkway through Cinco Bayou and Ocean City, crosses Garniers Bayou into Shalimar and then reaches the base. Shalimar is the closest of the southern towns to the West Gate, and many of its streets back onto Garniers Bayou or Choctawhatchee Bay. Fort Walton Beach puts you a few more miles from the gate but closer to Okaloosa Island, the Gulf and Hurlburt Field, which matters for dual-military households or anyone whose job could move between the two bases.

Our office is on Miracle Strip Parkway in Fort Walton Beach, so this side of the base is home turf for us. We can point out which streets tend to back up at rush hour and which bayou lots come with a dock worth having.

Crestview, Duke Field and the north end

North of the main base, SR 85 passes the cantonment for the 7th Special Forces Group and Duke Field, home of the 919th Special Operations Wing, before reaching Crestview and I-10. If your orders point to either of those, Crestview often makes the most sense, since Duke Field is only about three miles south of downtown Crestview.

For the main base, the trip from central Crestview is a little over 20 miles on SR 85, which typically means somewhere around 25 to 35 minutes depending on traffic and your gate. The inland side tends to offer newer homes and larger lots, and the trade is distance from the water. We cover Crestview in more detail on its own page.

Schools, flood zones and VA loans for homes near Eglin AFB

Every town in this article is served by the Okaloosa County School District, and school zones follow the address, not the town name. The district's online School Locator lets you check the zone for a specific house before you write an offer. Around Niceville and Valparaiso, schools include Edge, Plew and Bluewater elementary schools, Ruckel Middle School, Lewis School in Valparaiso and Niceville Senior High School on East John Sims Parkway. Choctawhatchee High School is on Racetrack Road in Fort Walton Beach, and Crestview High School is on North Ferdon Boulevard. Team Eglin runs a School Liaison Program for military-connected students changing schools.

Flood zones can change block by block along the bayous. Check the exact address on FEMA's Flood Map Service Center, or on the Okaloosa County Property Appraiser's map, which shows FEMA zones and potential wetlands by parcel. Standard homeowners policies don't cover rising water, and flood insurance can move a monthly budget more than a small difference in price.

If you're using a VA loan, request your Certificate of Eligibility early and compare your BAH against the full payment, including insurance and any HOA or community assessment. Florida's homestead assessment limits reset when a home sells, so the seller's tax bill is rarely what you'll pay. On timing, contact us as soon as orders arrive. Earlier is smoother, and if you're already in a time crunch, call and we'll give you a realistic timeline.
