Moving to Niceville, FL puts you on Choctawhatchee Bay with Eglin Air Force Base next door and the Gulf beaches just across the Mid-Bay Bridge. It's a town built around its schools, its bayous and a short drive to work, and in this guide we share what we tell buyers about neighborhoods, schools, the commute to base and buying a home here.
Niceville neighborhoods and Bluewater Bay
Niceville sits on the north shore of Choctawhatchee Bay in Okaloosa County, wrapped around Boggy Bayou and Rocky Bayou, and it runs right up to its neighbor Valparaiso. The original town grew up near Boggy Bayou and John Sims Parkway, and newer neighborhoods have spread north along State Road 85 and College Boulevard. Hawks Landing, for example, sits beside the north entrance to the Turkey Creek boardwalk.
Just southeast of town along State Road 20 is Bluewater Bay, an unincorporated, master-planned community that began as 2,000 acres of bayfront land purchased in 1975, with its first homes sold in the early 1980s. Today it has three swimming pools, a tennis center, an 18-hole golf course, a bayfront marina, lakes and walking paths that connect its neighborhoods. Property owners pay an annual assessment to the Bluewater Bay Municipal Services Benefit Unit, which maintains common areas, landscaping, signage and streetlights. Individual subdivisions may also have their own associations and rules, so we confirm both before you buy.
Commute to Eglin AFB, Duke Field and Destin
The drive to work is one of the main reasons people choose Niceville. Eglin's main base is just southwest of town, reached through Valparaiso or along State Road 85, and from most Niceville neighborhoods the trip is often 10 to 20 minutes depending on your gate and the hour. If your orders point to Duke Field, State Road 85 also heads north toward Crestview. Hurlburt Field is further west, past Fort Walton Beach, so that commute runs longer.
For the beach, the Mid-Bay Bridge is the shortcut. It's a 3.6-mile, two-lane toll bridge across Choctawhatchee Bay that opened in 1993 and links the Niceville side with Destin. The tolled Spence Parkway connects the north end of the bridge to State Road 20, State Road 285 and State Road 85, which makes the trip from inland neighborhoods quicker. Destin-Fort Walton Beach Airport is also close by in Valparaiso, which helps when family visits.
Niceville schools in Okaloosa County
Schools come up in nearly every conversation we have about Niceville. The town is served by the Okaloosa County School District, and public schools in and around Niceville include Edge Elementary, Plew Elementary, Bluewater Elementary, Ruckel Middle School and Niceville Senior High School on John Sims Parkway. Lewis School and the STEMM Academy are nearby in Valparaiso, and Collegiate High School operates on the Northwest Florida State College campus at 100 College Boulevard. Rocky Bayou Christian School is a private option in town.
Zoning is worth checking for every address. Bluewater Bay's own new-resident page lists both Ruckel Middle in Niceville and Destin Middle across the bridge, which is a good example of why we look up the assigned schools for a specific house before you make an offer. If you're PCSing to Eglin, reach out to the district as soon as your orders arrive, since enrollment and school choice windows don't wait for moving trucks.
Rocky Bayou, Turkey Creek and life on the bay
Bay access shapes daily life here. Fred Gannon Rocky Bayou State Park on State Road 20 was a World War II gunnery and bombing practice range, and today its trails run under longleaf pines, some more than 300 years old. The bayou is popular for boating, saltwater fishing and paddling, and the Rocky Bayou Aquatic Preserve, at 367 acres, is the smallest of Florida's 41 aquatic preserves. The park hosts Estuary Day in May and Pioneer Day in November.
Inside the city, the Turkey Creek Nature Trail has a mile-long boardwalk with swimming spots along the way, and people canoe, kayak and tube down the creek. Gas engines aren't allowed, which keeps it quiet. Northwest Florida State College's Niceville campus also brings concerts and touring shows to town through the Mattie Kelly Arts Center.
Locals still talk about the Boggy Bayou Mullet Festival, which began in the mid-1970s to honor the fish that fed many bayou families through the Great Depression. It ran for decades on Eglin-owned land at College Boulevard and State Road 85 before its final year in 2019, and local ball programs still use the fields there.
What to know before buying a home in Niceville
Buyers here often plan to stay for more than one posting, so well-kept homes tend to stand out at resale. Ask about the age of the roof and the air conditioning system, request records for any updates, and make sure the inspection covers both.
Flood risk varies around the bayous and the bay shoreline. Look up the FEMA flood zone for any address you're serious about, ask whether the seller has an elevation certificate or a wind mitigation report, and get insurance quotes during your inspection period rather than after it. Waterfront homes often come with docks, seawalls or bulkheads, and their condition and permits deserve a close look before closing.
For healthcare, HCA Florida Twin Cities Hospital on State Road 85 North has a 24-hour emergency room, which is a comfort many buyers ask about when they compare Niceville with the beach towns.
