Choosing between neighborhoods near Hurlburt Field usually comes down to which side of the base you want to come home to. Mary Esther and Fort Walton Beach sit to the east in Okaloosa County, while Navarre and Holley stretch west into Santa Rosa County. Here is how we walk people through the towns, the gate traffic, the schools and the buy or rent question.
Where Hurlburt Field sits on the map
Hurlburt Field is home to the 1st Special Operations Wing, part of Air Force Special Operations Command. It sits on US-98, the Miracle Strip Parkway, about five miles west of Fort Walton Beach and roughly 40 miles east of Pensacola. The main gate opens directly onto US-98, and the Visitor Center is across the highway on the sound side. Drivers coming from the east can also use the gate off Cody Avenue, and drivers from the north can reach a gate on Freedom Way by way of SR-85, SR-189, Green Acres Road and Martin Luther King Jr. Boulevard.
The base is in Okaloosa County, and the Santa Rosa County line runs just to the west. That line matters more than most people expect, because it decides your school district, which county assesses your property taxes and which county handles permits.
Mary Esther and Fort Walton Beach, east of the gate
Mary Esther is a small city right next to the base, incorporated in 1946, with US-98 as its main road and Fort Walton Beach about four miles to the east. It is home to Santa Rosa Mall and a run of shopping along the highway, and its streets are mostly established neighborhoods. From much of Mary Esther, the main gate is a short drive with no bridge to cross.
Keep going east and you reach Fort Walton Beach, where older streets near the Santa Rosa Sound give way to neighborhoods along Racetrack Road and Beal Parkway. Plenty of Hurlburt households choose this side because it also keeps Eglin, Destin-Fort Walton Beach Airport and the Okaloosa Island beaches within reach. That helps when someone else in the household works at Eglin or travel comes with the job. It is also where our office sits, on Miracle Strip Parkway, so we know these streets well.
Living near Hurlburt Field in Navarre and Holley
West of the base, US-98 runs into Santa Rosa County and the Navarre area, including Holley by the Sea, a subdivision the 1st Special Operations Wing commander named in 2025 as one of the places base personnel have traditionally lived. This side is where most of the newer construction around Hurlburt has gone in, and it puts the causeway to Navarre Beach within easy reach. Out on the beach, the Navarre Beach Pier stretches 1,545 feet into the Gulf, and Santa Rosa County lists it as the longest pier in Florida and the Gulf.
The tradeoff is the drive. In August 2025, the wing commander told Santa Rosa County commissioners that US-98 congestion in front of the base had become a readiness issue, and that the run from Holley by the Sea, which used to take about 20 minutes, no longer does at peak times. US-98 widening and a planned Navarre community access road are in progress, and the base has said it plans to rework the front gate to pull more traffic off the highway. Before you write an offer on any house west of the base, we talk through realistic timing for the hours you will actually be on the road.
Schools around Hurlburt Field
There are no schools on the base itself. Children living in base housing attend Okaloosa County School District schools, which the base lists as Florosa Elementary, Max Bruner Middle and Fort Walton Beach High School. Off base, your address decides the district. In Mary Esther and Fort Walton Beach that means Okaloosa County. West of the county line in Navarre, it means Santa Rosa County District Schools, whose Navarre schools include Holley-Navarre Primary, Holley-Navarre Intermediate, Holley-Navarre Middle, West Navarre Primary, West Navarre Intermediate, East Bay K-8 and Navarre High School.
The Hurlburt Field School Liaison can help with registration, and the base recommends enrolling as soon as possible, even while you are still in temporary lodging. Florida also lets parents seek a seat at a school outside their zone when space allows, with the family handling transportation. We confirm zoning on every address before you get attached to a house.
Buying or renting on a PCS to Hurlburt Field
Housing around Hurlburt turns over with each rotation cycle, so what is on the market changes month to month. If your tour is two or three years, we will run the numbers with you and tell you honestly whether buying beats renting. Start by comparing your BAH with a realistic monthly payment that includes taxes, insurance and any HOA dues. A VA loan can mean little or no down payment for eligible buyers, but closing costs and the cost of selling or renting the home when you leave still count. Some buyers plan from day one to keep the house as a rental at their next PCS, and that changes which neighborhoods and floor plans make sense.
We also look hard at insurance before you commit. Homes near the sound and in mapped flood zones may need flood coverage, which standard homeowners policies do not include, and new flood policies generally carry a 30-day waiting period. Okaloosa County has a public lookup for flood zones and elevation certificates, and we check it early. Ask about roof age and any wind mitigation report too, since both can change what a policy costs on either side of the county line.
